The key to the success of our mixed use scheme in St Pancras, London was to redesign the existing Travis Perkins Builders' Merchants that occupied the site. The existing buildings on the site made operations difficult and business was at risk of being lost due to late delivery trucks blocking access for the customers.

We designed a one way system under a podium which not only gave the client an open plan flexible space to work with, but allowed delivery at the same time as full customer access.

The open nature of the operational builders' merchant, was a success when negotiating with the local authority, as it gave a dynamic active frontage to the street. The fence was designed to offer maximum security whilst giving passers by a view of the life inside the depot. The rhythm of the vertical fence posts was in keeping with the concept of the student housing block above the podium, which sought to express a sense of motion on a site that has, since the dawn of time, seen traffic flowing by.
